September Sales Statistics
Kauai's residential sales for the month of September totaled 39. The exact same number as 2013s number of homes sold in September. Year to date however, we are up in residential sales. So far this year Kauai's number of homes sold is 359 and last year we had sold 342 by this same time. The median home price is up to $560,000 this september up $70,000 from last years september median of $490,000. Year to date our median is currently $530,000 a $15,000 increase of last years median.
Vacant land sales on Kauai were down for the month of September. We sold 6 less vacant land parcels when compared to last years September total of 12 land parcels sold. Year to date however, vacant land parcels sold are still ahead of 2013. We have sold 157 land parcels year to date and last year we had only sold 342 by this same time. The median vacant land parcel has dropped for the month of September. This is due to the fact that we have had less sales. The current vacant land parcel median for the month of September is $247,250. Year to date our vacant land median price is $332,500. An increase of $32,500 of last years total of $300,000. So even though the month of September has been slow in vacant land sales all together we are still moving ahead with the number of sales and our prices increasing.
Septembers condo sales for the island of Kauai decreased by 5 less sales for a total of 23. Our year to date condo sales are also down by 13. This year we have sold 255 condos so far and last year we sold 268 by this same time. Kauai's condominium median is still increasing. The median September condo sale was $232,500, an increase of $25,000 over last years September median. The current year to date condo median sales price is $342,000. An increase over last years median of $300,000 for the same time period.
Each side of the island has it's very own condo market. For the South side specifically the current year to date median condo sales price is $435,000. Lihue's median condo sales price year to date is currently at $170,125. The East side's condo sale median is currently $229,000 year to date and lastly the N.Shore has a current median of $462,500.
