Kauai 2014 Q4 Residential Sales Update

Residential sales on Kauai increased for the 4th quarter by 2%.  In total in 2014 there were 466 sales.  This was an increase of 20 sales or 4.48% over 2013.  Even though the actual number of homes sold did not increase much, the total sales volume did.  Residential sales volume increased by a whopping 46% for the 4th quarter and year to date we saw an increase of $30%.  The median sales price on Kauai also increased.  For the 4th quarter of 2014 the median sales price increase was 8.48%.  The median for the 4th quarter 2013 was $534,200 and the median in 2014 for the same time period was $579,500.  2014 ended with a year to date median home sales price of $533,000.  This was an increase of 6,000 or a little over 1% of 2013s median of $527,000.
